What’s New with Your Red Door Real Estate?

February is always the craziest month of the year in the Anderson household!  We started off the month with Kyle’s 4th race in Johnson Valley, CA at the King of the Hammers in car 1910.  This year, Kyle had the “co-dawg” spot for Jason Weller and after a great qualifying position, ran into some issues early that set them back and ended up timing out of the race and finished anyway.  So proud of their perseverance and hard work!

This next weekend is the VNSA used booksale that both Pam & I volunteer at each year. The sale is held at the Arizona State Fairgrounds (19th Ave & McDowell) Saturday, Feb. 9th from 8:00 am – 6 :00 pm and Sunday, Feb. 10th from 8:00 am – 4:00 pm.  Don’t forget that most books are half price on Sunday!  This month, we are holding another Book Drive to help clear out space in your bookcases for new finds and great new reads.  If you’d like to donate books to the VNSA, just call/text/email me and we will coordinate a pick-up from you.

Then the next weekend, I head to New Orleans for the annual Keller Williams Convention we lovingly refer to as Family Reunion.  I can’t wait to have 4 days to network, mastermind and learn from the top agents and tech people in the industry to continue to improve our customer experience!

Phoenix Real Estate Market Update
Spring Selling Season!
The market seems to just have jump started again this last weekend with a large uptick in homes under contract. Some cities have seen almost a 100% increase from the beginning of the year in pending contracts.  We have also seen the beginning of the influx of new listings to the market for the spring market.  January, February and March are usually characterized by a growing housing supply while April, May and June begin the Spring/Summer sell off where we see the majority of our closed sales.  

Interest rates are holding steady for now and are projected to increase throughout the rest of the year.  Keep in mind that just a 1% increase in rates can reduce a buyer’s buying power (the amount you can qualify for) by up to 10% overall.  So if rates jump from 5% to 6%, you can see your buying power change from $300,000 to $270,000.  What this means is that your payment would be the same at 5% on a $300,000 home as it would at 6% on a $270,000 home.  If you’re on the fence whether to move now or not or if you were considering a move later this year, current interest rates should be a major factor in your decision.
